Strategist, not broker
Centaurian Commercial Capital is a capital strategy practice, not a brokerage. The capital plan comes first. Then, and only then, we place the capital that plan calls for. A broker is accountable for closing the deal in front of you. We're accountable for where it leaves you.
Origin in property lending
The practice started in real estate — construction draws, bridge, rehab, and equity against non-owner-occupied property. That work teaches you to underwrite an asset and an exit at the same time, and it's why the investor lane here runs free and direct while the business lane runs through a paid diagnostic. Different problems, different processes.
How files are treated
I read every file personally before we speak. Statements first, then the debt schedule, then the conversation. Nothing is submitted anywhere until you approve that specific lender in writing, and then it goes to that lender alone. Your remaining market is tracked and reported to you as part of the engagement, because it's a finite resource that belongs to you.
The uncomfortable part
Some of what you'll hear here is unwelcome. That the offer on your desk costs more than it produces. That the right move is to wait ninety days. That the consolidation you were pitched is a fourth position with better packaging. Being paid for analysis rather than placement is the only structure in which those sentences are affordable to say.
The mark is two archers, drawn and aimed, inside a closed arc. Deliberate, restrained, and pointed at something specific. That's the whole method.
