Why this lane is different

Investors don't need a diagnostic. They need a decision.

A business owner shopping working capital is usually solving a structural problem. An investor with a property under contract is solving a timing problem. Those deserve different processes, so we built two.

New construction

Ground-up financing for builders and investors, released against build milestones. The budget and the exit get underwritten together.

Fix & flip

Acquisition and rehab in one facility. Rehab funds come through draws as scope is completed, sized to the exit rather than the maximum offer.

Bridge

Short-term capital that carries a property from one state to another — acquisition to stabilization, or stabilization to permanent financing.

Non-owner-occupied HELOCs and business-purpose second liens

Equity you already own, converted into deal capital, without touching the first mortgage you'd never want to refinance at today's rates.

DSCR rental loans

Qualification on the property's cash flow instead of your tax returns. The debt service coverage ratio is the underwriting, which is why the rent roll matters more than the W-2 you don't have.

Cash-out strategies
