Most people buy digital assets emotionally. They fall for a niche, a design, a growth story. Real estate investors would call this buying the paint color.
A content site, a niche newsletter, a productized service — these are income-producing properties. They have revenue, expenses, traffic (foot traffic), and a transferable operation. Which means they can be underwritten with the same discipline as a fourplex.
The translation table
NOI becomes SDE. Seller's discretionary earnings — profit plus owner add-backs — is the number everything prices from. Verify it from source data (payment processors, ad network dashboards), never from a seller's spreadsheet.
Comps become multiples. Small digital assets typically trade at 2x–4x annual SDE depending on traffic quality, revenue diversification, and operational load. Know the multiple range for the asset class before you look at a single listing.
The rent roll becomes traffic and revenue sources. One tenant paying all the rent is risk; one traffic source driving 90% of visits is the same risk. A site living entirely on one search algorithm is a single-tenant building with a month-to-month lease.
Inspection becomes diligence. Analytics access — read-only, from inside the account, not screenshots. Revenue verification at the processor level. Content ownership. Email list consent quality. Skip inspection in real estate and you buy foundation problems; skip it here and you buy penalized domains and rented audiences.
Off-market is where the deals live
Listed marketplaces are the MLS: efficient, picked over, priced. The better acquisitions come from direct outreach to tired operators — profitable assets run by people who've mentally moved on. Same dynamic as tired-landlord campaigns, and it works for the same reason.
The investors who win in digital aren't the ones who found a magic niche. They're the ones who brought underwriting discipline to a market full of emotional buyers.
