Separate the Owner From the Business — Financially

Most small businesses aren't businesses to a lender. They're a person with an EIN.

Personal cards funding inventory. Business deposits paying the mortgage. One credit profile carrying everything. The owner and the entity are financially indistinguishable — which means the business can never be underwritten on its own strength, because it has none on paper. Everything routes through the owner's personal capacity, and personal capacity always runs out.

Entity hygiene. The business has its own complete identity everywhere underwriters verify: consistent legal name, address, phone, licensing, and listings that all match. Contradictions between your application and public records are silent declines.

Banking separation. One operating account where all revenue lands and all expenses leave. Owner compensation moves as a clean, regular transfer — payroll or draw — not four hundred small personal purchases scattered through the business ledger.

Credit separation. Business trade lines, vendor accounts, and business cards reporting to business bureaus — built deliberately, in sequence, before the capital is needed. Business credit isn't a hack; it's a second financial identity that takes months to establish and minutes to contaminate.

Obligation separation. Every business debt personally guaranteed forever means the separation is cosmetic. The graduation path is real: as the entity's own profile strengthens, PG requirements shrink, and eventually the business borrows on its own signature.

A business that stands alone financially gets priced as a business. One that leans on its owner gets priced as a consumer — with consumer limits, consumer scrutiny, and the owner's personal life as permanent collateral. Same revenue, radically different access.

The entity either exists financially or it doesn't. Filing the LLC was the first step. This is the rest of them.
